The Home Inspector The home inspector is a knowledgeable professional that observes and reports on the visible condition of a home. The home inspector is not the building code inspector that goes around during the house building process to make sure the builder is doing things according to the current building codes. The home inspector is not the termite inspector that carries a pick hammer and hits the wood members in the crawlspace, but rather the piece of the puzzle that completes or brings the puzzle together. The home inspection is visual and non intrusive. The home inspector is the one that after the inspection is over and the report has been completed that tells you if you need to have further evaluation from a certain professional. Here is a good example- During my inspection I find sizable cracks on the foundation of the home. I will observe all areas that relate to the cracks and then on my report I will state my findings and then if I need to I will either recommend to consult an structural engineer for any further evaluation that may be needed or determine that the structure is safe and the cracks are cosmetic issues only due to settlement. You see the home inspector is the one that gets you the person that you need to talk to if there is a problem. If you went out and hired the plumber, electrician, structural engineer, home builder and so on and so on the money you would spend for all these experts would be in the thousands. The home inspector keeps you from having to have all the experts come out and inspect when maybe all you need is further evaluation from a plumber due to low water pressure! The other aspect is that the inspector may find that you need not consult anyone else and everything is fine or that there may be minor problems that the client can fix themselves or hire a handy man to take care of it. The fact is that if you are looking to buy a car you test drive it first. That is what the home inspector does he test drives the house. When you buy a car it is a good idea to have a mechanic look it over first before you buy it. When the home inspector finishes the inspection of your house he will let you know if you need a plumber, electrician, roofer and so on to look at your house further. It is true in any industry that there are reputable and not so reputable people in them and the same goes for the Home Inspection Industry that there are good Home inspectors and bad ones. So it is important that you get the home inspected by a qualified inspector and the way to find that inspector is through his credentials. The Official South Carolina Wood Infestation Report also known as a termite or closing letter is performed by the termite inspector. This inspection is visual in nature, however the termite inspector is allowed to probe wood with a pick, unlike the home inspector who is limited to a visual inspection only. The inspection is not limited to termites, but as the title implies all wood infestation such as wood destroying fungi and other types of insects. The inspection is limited to accessible areas of the substructure with the substructure being defined as that portion of the building below the first main floor living space. The issued report is valid for 45 days and is based on the observations and opinions of the inspector.
