The inspector should not move furniture, or boxes which block  access to any part of the
house; nor do anything in the course of the inspection to damage the property in any
way. For instance, the inspector should not disassemble walls or systems; but only
examine accessible parts of a property. The inspector cannot disassemble air
conditioners, stoves, furnaces, or other such items. He can check for visual defects or
functional problems. In spite of these limitations there are usually many clues to warn
the inspector of hidden problems. When these clues are spotted, a qualified inspector
will be able to follow them and come to a solid understanding of what the hidden
problems may be.

A home inspection is extensive, but not all inclusive. Depending on your
level of concern you may want to consider optional services that can be
performed in conjunction with the home inspection.

The septic test involves a dye test where fluorescent dye is flushed with
water into the septic system within a thirty minute period to find any
evidence of the dye. This is to see if the system has passed a minimal
performance test.

                           Reports
A good report does not mean there are no problems. The report gives the
finding of a trained inspector. An inspector may give verbal comments
during your inspection, but also the inspector will prepare a written report
detailing the findings. However, the inspection report is a report and not a
warranty. The report states the conditions of the items inspected on the date
of inspection. The inspector assumes no responsibility for performance or
condition of the components following the time of the inspection. The buyer
can take this report along when negotiating the price of the house with the
real estate agent. The report is not, however, the main negotiating tool in
the sale, only an element of negotiations. The inspection is not only to find
visible defects in the home, but also to educate the potential new home
owner or current owner on the proper care and maintenance of their
investment. Reports are available in English and Spanish.

                               Re-inspections
If there are problems and repairs that are necessary, a re-inspection of the
repaired area can be performed for a minimal fee. This will reassure you the
work was done correctly.
