The only Home Inspection Company in Columbia
that brings you experience from
years of being a
HUD inspector as well as
over 15 years of
experience in the termite/pest control
industry.

Now in business since 2001 we can add 8 more
years of home inspection experience to the list
which already includes years in various areas of
construction along with completing the builders
course and L-1 Appraisal course.

We were the first (and only) company to be
licensed, certified and insured to perform termite
and home inspections. Unfortunately we no
longer provide the termite CL-100 inspection.

Our goal is to identify potential problems that would affect
the purchasing or selling of a home. We will never rush
through your home or termite inspection to make it to the next
inspection. If inspecting a home takes longer than normal, so
be it. When hired to perform an inspection you can be certain
that you have our full attention. We will not reduce the amount
of attention paid to your potential investment to save our selfs
some time. We intend to give you the highest quality
inspection at the lowest possible price!

High quality at a low price
We also can offer you high quality at a low price!! We do this by not
having to pay franchise fees, high overhead cost, being affiliated
with other companies that want us to promote their coupons or
discounts (that you end up paying for in the home inspection price
anyway) and no price pressure that the franchise companies face.

So we can bring the real savings to you in the form of a lower price
inspection, but not a lower quality inspection. If you want to ‘get
what you pay for’ then do not hire us go with the ‘big guys’ and pay
the high price or go with the ‘little guy’ and hope he is really
qualified. With us you get more than what you pay for, the best of
both worlds, high quality at a low price. We believe in charging
proper prices based on the time to do the inspection and report
making process.

                     What a Home Inspection is
The inspection is a reasonable effort to disclose the condition of
the property on the day of the inspection--- a look at the home with
an experienced eye. A home inspector conducts a visual
examination of the property and can check for visual defects or
functional problems. The process can take several hours during
which time the house is inspected from the ground up. The
inspector looks into attic, enters crawl spaces, and examines the
roof. Also the inspector reports on the heating and cooling system,
electrical, siding/exterior finish, fireplace and chimney, doors and
windows, foundation, water penetration, water heater,
porches/decks, gutters and down spouts, grounds, walks and
driveways, plumbing, ventilation, walls, floors, ceilings, insulation,
caulking, interior, kitchen, bedrooms, garage, and built in
appliances.
The inspector can check for visual defects or functional problems.
However, the inspector cannot disassemble walls or systems, but
only examine accessible functional parts of a property.
The findings are provided in the form of a comprehensive report
emailed to the client or with the client's permission it is sent to the
real estate agent by the next day.

                    Are  Home Inspections needed
You need a home inspection if you are looking to buy a home. A
home inspection can help you avoid costly and unpleasant
surprises and provide peace of mind. It will help you identify the
house that is right for you, and alert you to potential concerns prior
to closing any deals. It also will teach you about your potential home
and its operating systems.

You need a home inspection if you are selling your house. A pre-
marketlng home inspection provides the seller with an objective
evaluation of the home's condition before the house is put on the
market. Consequently, you are provided with guidance in preparing
your house for maximum sales appeal. A home inspection not only
encourages a faster sale and a better price, it also helps ensure
compliance with disclosure requirements.

You may want a home inspection if you are a homeowner. Even if
you do not intend to sell your home, a thorough inspection of your
house and property every four to five years can yield significant
returns. First and foremost, a professional inspector can identify
conditions that may be present or may lead to safety hazards for
family members. Furthermore, periodic inspections can help detect
potential problems early, before they become severe and costly.

                       Be present at the Inspection
It is important that you, as the buyer or seller, be present during the
two or three hour inspection. Also prior to the inspection, prepare a
list of questions or concerns about the property and bring your list
to the inspection.
By being present at the inspection you will see first hand the
condition of each component of the property so you will have a
clear understanding of the property and of the inspection report.
At the end of the inspection, you will know much more about the
home than when the inspection began. We welcome you to
accompany us through the inspection. We will inspect the home
from top to bottom, and inside and out.

We hope that your buying experience is a pleasure.
Make sure you know that the home is the right choice
on the biggest investment you may ever make!

JOHN 3:16
GOD loved all of us so much that he did not want us to die an
everlasting death. So he allowed Jesus to die in our place so
that anyone who believes that Jesus did this for us will be
saved from this death and live forever with GOD in heaven.
